Our Process, Built Around You

Whether you’re buying your first home, renewing your mortgage, refinancing, or protecting what matters, we guide every step with clarity, compassion, and strategy.

Step 1: Application
Your journey starts with our secure online mortgage application, a quick and easy way to give us a clear snapshot of your financial picture and homebuying goals. Once submitted, we’ll review your details and follow up with a discovery call to gather any missing information and start building a mortgage strategy tailored to your life.

Step 2: Documentation
After your application, you’ll receive an email with a list of required documents, typically things like income verification, government-issued ID, and other financial details.  These help us move forward confidently in shaping the right mortgage strategy for you.

Step 3: Application Review

Within 24–48 hours of receiving your application and documents, our team will review your file in detail. We’ll then schedule a discovery call to confirm your information, answer questions, and ensure we fully understand your financial goals.

Step 4: Exploring Mortgage Options
With your documents in hand and a clear understanding of your goals, we shop the market on your behalf, comparing rates, terms, and features from a wide network of top Canadian mortgage lenders. From flexible payment options to long-term strategies, we present tailored mortgage solutions that align with your needs.

Step 5: Pre-Approval & House Hunting

After selecting your mortgage option, we’ll secure your official mortgage pre-approval. This outlines your buying power, including your maximum purchase price, monthly payments, and rate hold period. With pre-approval in hand, you can start your home search confidently, knowing exactly what you can afford.

Step 6: Final Approval & Preparing for Possession
Once your offer is accepted, we move quickly to finalize your mortgage. We submit your full application to the lender for final approval and coordinate with your lawyer or notary to ensure everything is on track for possession day. We’ll also review your mortgage protection insurance options to ensure your new investment is fully protected.

Step 7: Welcome Home & Staying Connected
Even after move-in, we’re still here for you. We’ll check in periodically, keep an eye on the market, and make sure your mortgage continues to support your goals. We’re here to answer questions, provide updates, and guide you well beyond closing day.

Step 1: Renewal Review Form

To kick things off, you’ll complete a short renewal form that gives us a snapshot of where you’re at today. We’ll ask if anything significant has changed, like a marriage, divorce, new baby, career move, or retirement, and what your goals are for the next mortgage term.

Step 2: Quick Check-In

Once we’ve received your form, a member of our team will follow up within 24–48 hours for a quick call. We’ll confirm your details, answer any initial questions, and make sure we understand what you want from this renewal, whether it’s peace of mind, flexibility, or a better rate.

Step 3: Updated Documents & Renewal Letter

Next, we’ll ask for any updated documentation and a copy of your renewal letter from your current lender. If the offer looks competitive and there haven’t been any major changes in your life or goals, staying with your current lender is often the simplest choice. We’ll walk you through the pros and cons of each option — and help you decide if switching is worth it.

If My Current Lender Has The Best Rate, Why Would I Change?

Great question, and one we hear often. While rate matters, it’s not everything. Some clients choose to switch lenders to:

– Change their mortgage term length (amortization)
– Adjust conditions (like penalties, prepayment options, or portability)
– Streamline or restructure other finances

We’ll walk you through the pros and cons of each option — and help you decide if switching is worth it.

Step 4: Rate Negotiation

This is where our grit comes in. We’ll connect with your lender directly to negotiate the best possible renewal rate and terms. Because we’ve done this hundreds of times before, we know what to ask and how to advocate for you.

Step 5: Securing Your Renewal

Once we’ve confirmed the rate and conditions of the renewal, we’ll finalize the paperwork and lock in your new mortgage term. We’ll make sure you understand the details, answer any final questions, and help you move into the next phase of homeownership with confidence.

Step 1: Refinancing Intake Form

We start with a short form that gives us a snapshot of your current mortgage and financial goals. Whether you’re looking to lower monthly payments, access equity, or adjust your mortgage term, this step helps us understand what matters most to you before we dive into the details.

Step 2: Quick Goal Review Call

After receiving your form, a member of our team will follow up within 24–48 hours for a quick call. We’ll review your goals, ask a few quick questions, and start shaping a refinancing strategy that aligns with where you are, and where you want to go.

Step 3: Application
Next, you’ll complete our secure online mortgage application. It gives us an updated financial snapshot and helps us refine the right refinancing plan. Once submitted, we’ll follow up, if needed, to fill in any gaps and outline the next steps.

Step 4: Documentation
Refinancing is similar to applying for a brand-new mortgage, which means we’ll need some documents, things like income verification, mortgage statements, and property tax information. If you’re consolidating debt or using assets, we may also request loan or investment statements.

Step 5: Appraisal & Review
Most lenders require a current appraisal to confirm your home’s value. We’ll coordinate this for you and review the results together, ensuring the proposed mortgage structure aligns with your goals.

Step 6: Mortgage Approval
Once everything is submitted, your lender will issue a formal mortgage approval. We’ll walk you through all the key details, rate, term, and payment schedule, so there are no surprises and everything aligns with your plan

Step 7: Lawyer & Final Signing
Your lawyer (or one we can recommend) will handle the legal paperwork, pay out your current mortgage, and register your new one. They’ll also walk you through the final signing and answer any questions you may have along the way.

8. Done & Funded
Once everything is signed, your new mortgage is funded. If you’re accessing equity, the funds are usually available shortly after closing, ready to support your next move.
